The unit record

One digital record per home — built by the developer, sold by the agent, owned by the buyer.

Every Sakneen product reads and writes one object: the unit record, a digital record of a single home. It holds geometry, finishes, orientation, price, payment plan, availability, delivery date, warranty and community. Developers create it, sales teams and brokerages transact on it, and owners keep it after handover.

Why one record and not three systems

A home passes through three parties — the developer who builds it, the agent who sells it, the buyer who owns it — and today each keeps its own version of the facts. The developer's spreadsheet, the agent's PDF and the owner's folder describe the same apartment and disagree about it within weeks.

Sakneen's architecture starts from the opposite premise: one record per home, with the three stacks as different permissions on it rather than different copies of it. Developer Cloud creates and maintains the record, Sales Cloud and Sakneen for Brokers transact against it, and Sakneen Home hands it to the owner at delivery.

Three stacks, one object

Build

Developer Cloud creates the record from the masterplan and the unit schedule, and keeps price, availability and delivery current.

Sell

Sales Cloud, Sakneen for Brokers and Checkout transact on the record — offers, holds, reservations, payments and collections.

Own

Sakneen Home gives the record to the buyer at handover, with plans, payments, warranty and community attached.

Frequently asked questions

Is the unit record a database table or a product?
It is the shared object Sakneen's products are built on. Practically, it is the reason a price changed in Developer Cloud appears immediately in a broker's offer: they are the same record, not two synchronized copies.
Who owns the data in a unit record?
The developer owns the records for its own inventory. Brokerages see what the developer authorizes; owners receive their own unit's record at handover. Sakneen processes the data and does not sell it.
What happens to the record after the home is delivered?
It moves with the home. Delivery does not end the record; it changes who holds it, which is what makes resale, warranty claims and community management work from real history rather than paperwork.
