Sakneen Absorption Index: methodology
Sakneen intends to publish a quarterly index of absorption, price per metre and unit mix for the Egyptian primary market, derived from transactions on its own platform. This page publishes the methodology first, so the figures can be judged against a stated method rather than taken on trust.
Why the methodology comes first
Egypt has no public register of primary-market transactions, so every published absorption or price figure is an estimate whose method is usually undisclosed. Publishing the method before the numbers is the only way for a reader to know what they are being given.
It also constrains us. A method published in advance cannot be adjusted after the fact to make a quarter look better.

What will and will not be published
Aggregate and derived statistics only. No per-unit pricing, no developer-identifiable figures without that developer's written consent, and no cell small enough to be re-identified. Where a developer's contract does not permit aggregate publication, its data is excluded entirely rather than anonymized.
No index figures have been published yet. This page describes the method for a forthcoming release; it contains no market data, and nothing on it should be cited as a statistic.
Frequently asked questions
- When is the first release?
- Not yet scheduled. It depends on developer consent for aggregate publication, which is being sought at contract renewal rather than retrospectively.
- Will the data be free?
- Yes. The index will be published free with a citation line and machine-readable schema, because its value to Sakneen is being the source others cite.
- How is developer confidentiality protected?
- By consent, aggregation and suppression: no developer-identifiable figures without written consent, and no published cell with fewer than five transactions or fewer than three developers.
