Why they are not substitutes
A brokerage with excellent lead flow and stale inventory data converts poorly and damages its credibility with every wrong quote. A brokerage with perfect inventory data and no lead flow has nobody to quote to.

- Yes, subject to the developer's terms for its listings. Having live availability makes those listings more accurate rather than less.
